Description
A house with its own pier and access to the Dnipro, located on a peninsula (closed area of 18 houses), with access through a public controlled automatic gate. A stylish, unique BarnHouse style project.

Three separate rooms (including a “Master-bedroom” with a bathroom and a large wardrobe), a kitchen-studio with two separate pantries, a 6m high fireplace hall with access to a large terrace (52 m2) with a view of the water, a living room with two wardrobes, a boiler room/ laundry room, summer kitchen under terrace with glass pyramid-light lantern and access to pier with reinforced shore.
– Covered area for two cars with sectional gates and utility rooms. All rooms, kitchen, living room and fireplace hall have panoramic windows and separate exits through sliding doors to the courtyard and pier.
– The house is made of high-quality, modern materials. The foundation is strip, insulated, 2200 mm deep. The walls are a 300 mm gas block, insulated with basalt wool 100 mm, made of decorative plaster, partly with folded panels. The overlap is a monolith. Pitched roof – folded panels, flat – waterproofing PVC membrane, insulation 300 mm. The floor is a reinforced concrete monolithic slab, 150 mm insulation, warm water floor (bathrooms, living room, kitchen, fireplace hall, passage to the rooms), 100 mm screed reinforced with reinforcing mesh. The windows are panoramic, energy-saving with two-chamber double-glazed windows filled with inert argon gas. The project envisages the possibility of installing supply-exhaust ventilation with energy recovery, optionally with the functions of heating, cooling and air filtration.
– Land plot 10.26 acres, 3223110100:01:018:0091. Asphalted entrance. The distance from the checkpoint in Kyiv is 20 km in the direction of Koncha Zaspa – Kozyn – Plyuty. Centralized water supply from a well 180m. Gas is supplied to the boiler room. Electricity – 15 kW. Sewerage is a septic tank with an overflow and a drainage field. The general condition of the house is with exterior finishing (without interior). The building is put into operation.
